The developement covers an area of approximately a hectare and includes small to medium sized housing constructed on traditional foundations with block and beam insulated floors.

An adoptable access road surfaced partly wih tarmac and partly block paving incorporates adoptable foul and storm drainage below. Re-alignment of an existing ditch running parrallel to one boundary of the site formed part of the surface water outfall scheme.

Sewer connections for both Foul and Surface water within Watery Lane involved road closure traffic management.

Remediation of some contaminated areas of the site was necessary to manage high levels of Hydrocarbons residual from previous use.
